The unit was occupied prior to the CV19 pandemic by Greggs and fitted out to its standard high street specification.

Please note - The premises are currently held on a Full Repairing and Insuring Lease expiring 11 June 2033 at a passing rent of £50,000 per annum. The rent is subject to a five-year review pattern, and there is a tenant only break on 11 June 2028.

Location

The west end of Union Street is thriving once more thanks to two major Grade A office developments - the Silver Fin and the Capitol.

These offices are home to thousands of workers from companies including Shell, RSM Accountants and PwC. Not to mention the many school children who attend multiple secondary schools in the area.

There are three major car parks within short walking distance, and nearby occupiers include Six by Nico, Pret, Cruise, Pizza Express, Starbucks and Soul Bar. There are also a number of thriving independent retailers in this section of the street.

Additional Notes

If you are a Small to Medium Sized Enterprise (SME) you could also qualify for a Business Energy Scotland cash-back grant of up to £30,000 if you are installing energy efficiency or renewable heat measures.

UP TO £70,000 GRANT

This property could be eligible for Aberdeen City Council’s Enhanced Support Grant Scheme where additional funding of up to £70,000 (on a match funded basis) has been made available through the existing grant scheme to target intervention and support units larger than 3,000 square feet or long-term vacant commercial units, which have been unoccupied for more than three years. This enhanced award will be available as a pilot initiative in 2026/27 to address specific barriers to reoccupation of such units, including higher renovation costs and limited demand.

This fund will support project costs for eligible internal physical works and reconfiguration of ground floor vacant Union Street units to enable reoccupation, new commercial activity and support new employment opportunities.
